Uniformity of Service
APE Realty works with the franchisor to understand the real estate requirement inside and out. The franchisor does not have to waste time explaining the requirement to another broker in every market. It is no longer enough to give the new franchisee a list of site criteria and send them out the door. This leaves a good portion of the process up to fate. Franchisees can waste time and money on less than ideal locations and become frustrated with the site selection process.

The Process
Our proven formula for success:
The Franchisor typically incorporates our real estate information into the Discovery Day presentation or telephone interview. A new or prospective franchisee is informed that they will be expertly assisted throughout the site selection process.
As soon as we receive information on a new franchisee, we research the assigned territory and immediately contact the franchisee to set-up a time for the initial real estate telephone conference. We also work with prospective franchisees to show them availability in the territory they are considering purchasing.
During the initial telephone conference, we take the time to get to know the franchisee and obtain an understanding of their expectations. We let them know what to expect from the real estate process and walk them through the steps we will go through together. The franchisee is reassured that they will be expertly supported from site selection to lease signing and beyond.
We gather data on all sites meeting criteria and make comparisons. This data is presented to the franchisor and franchisee in the form of a comprehensive list showing rates, cams, site plan, space available, dimensions, demographics, condition at turnover, lease terms and conditions.
From this data, we identify the best possible locations meeting the criteria. We submit a Letter of Intent for the desired locations. This Letter of Intent is designed to give us an edge during the negotiation process.
The deal is countered as many times as it takes. We negotiate aggressively to ensure all the terms of the agreement are met down to the smallest detail.
If all parties agree, we will request a lease, review it for business terms, add or delete some language and incorporate the franchisor’s addendum.
The lease should be ready for execution at this time.
Every day a lease is not signed the franchisee is drifting. Getting they keys in the hands of the franchisee within 8-10 weeks is our goal.
